When damage is limited to the upper chimney, rebuilding that section may preserve sound masonry below. Your estimate identifies the extent of removal and how the rebuilt section connects to the remaining chimney.

Full rebuilding

Widespread deterioration or structural movement may require a larger rebuild. We assess the supporting masonry and explain what needs to be removed and rebuilt.

Loose brick, major cracks, leaning masonry and repeated leaks merit an evaluation. If the brickwork is sound and only the joints have deteriorated, tuckpointing and repair may be enough.

What should the rebuild proposal include?

The extent of masonry removal, rebuilding, crown and cap work, flashing, and any additional flue inspection or lining work should be identified in the scope.

Does rebuilding the chimney also repair its lining?

Not automatically. Exterior masonry and the flue lining have different roles. Cracked or missing tiles and deteriorated internal joints may need a separate inspection. Any liner work should be identified explicitly in your proposal.

What warranty applies?

Chimney work has a 1-year warranty, or a 5-year warranty when sealing is included.
